TM Wander — Immersive Market Flow & High-Impact Visual Storytelling
Located inside Tsawwassen Mills in Delta, BC, TM Wander transforms approximately 24,000 square feet into an immersive Asian food hall and marketplace. As a Greater Vancouver commercial renovation and experiential retail build-out, the project brings together dining, small retail stalls, cultural storytelling and destination-style photo moments, creating a commercial environment designed for both high customer volume and longer visitor dwell time.
Y&Y Construction supported the design-build delivery with a focus on construction coordination, durable commercial finishes and the practical execution required for a high-traffic public space. The result is a maximalist commercial interior where atmosphere, circulation and operational function work together rather than competing with one another.
Large-Scale Food Hall Planning
At this scale, the renovation needed to organize a full food hall experience without losing clarity for visitors. Seating areas, vendor frontage, shared walkways, display points and destination moments had to be planned as one connected commercial system rather than separate decorative zones.
The planning approach supports both daily operations and customer discovery. Open sightlines help visitors understand where to move next, while layered storefront rhythm and overhead lighting keep the large interior active, readable and commercially inviting.
Experience-Driven Commercial Design
The suspended dragon lantern installation acts as the central visual anchor of the food hall, giving the large interior a clear focal point visible from multiple angles. A cherry-blossom corridor turns a retail walkway into an experiential path, while neon signage, lanterns, murals and vendor stalls build the layered energy of an Asian night-market destination.
Marketplace Circulation and Vendor Flexibility
Behind the strong visual identity, the project required careful coordination of customer circulation, vendor visibility, seating zones, display areas and long-term material durability. The marketplace area was planned with flexible stall rhythm so independent vendors, makers and emerging brands could operate within a cohesive commercial setting.
