
When planning a commercial renovation, most clients naturally focus on the parts they will see at the end of the project — flooring, millwork, lighting, walls, and the overall look of the space. From a construction perspective, however, some of the work that can have the biggest impact on the budget and schedule will eventually be completely hidden. Concrete floor cutting is one of those things. In restaurant, café, and other commercial renovations, the new plumbing layout does not always match the existing one. When new drainage or water lines need to run below the concrete slab, sections of the floor may need to be cut and removed. Once the renovation is complete, the concrete will be repaired and the new flooring will cover the area. During construction, however, the work can involve concrete cutting, demolition, underground plumbing, inspection, backfilling, and concrete repair. A few cuts in the floor can end up affecting several stages of the project.
Why Is Floor Cutting Often Needed in Commercial Renovations?
When a commercial space gets a new tenant, the new use of the space is often very different from what was there before. This is especially common with restaurants. On one of our restaurant projects, the kitchen was being reconfigured and a new grease interceptor was required along with changes to the drainage lines. The existing plumbing locations could not support the new kitchen layout, so part of the concrete floor had to be cut and removed to install the new underground piping. Once the kitchen was finished, none of this work was visible to the client. During construction, though, we first had to confirm where the kitchen equipment would be located, determine the pipe route and connection points, and make sure there was enough slope for proper drainage. If the equipment layout changes, the underground plumbing may also need to change. This is why we look at the kitchen layout, equipment, and plumbing together when planning a restaurant renovation rather than figuring out the pipe route after the floor has already been opened.
Existing Conditions Can Change the Construction Plan
One of the practical challenges of commercial renovation is that the actual site does not always match the drawings. Older commercial spaces may have gone through several renovations, and there may already be drainage lines, electrical services, or other work below the concrete slab. Drawings are useful, but the existing conditions become much clearer once demolition begins. If the planned route cannot be used as expected, the construction team may need to adjust the plumbing route or reconsider the location of certain equipment.
Sometimes changing the route is a better solution than cutting a much larger section of the floor. Drainage slope is another issue that needs to be considered before the cutting starts. Underground drainage cannot simply run from one point to another; it needs sufficient slope, and the available elevation is limited by the existing floor and connection point.
If a new kitchen is located farther away from the existing drainage connection, the available height needs to be checked before construction begins. Discovering a slope problem after the concrete has already been removed can mean additional work and additional cost. The final floor height also needs to be considered. After the plumbing is installed, the area will be backfilled and the concrete repaired before the finished flooring is installed. Whether the final surface is tile, vinyl, or another flooring material, the repaired area needs to be at the right level to avoid problems later.

Why Can Floor Cutting Affect the Overall Renovation Budget?
Concrete floor cutting may not be one of the largest individual costs in a commercial renovation, but it can easily affect several other parts of the project. A restaurant project may involve equipment changes, plumbing revisions, floor cutting, underground pipe installation, inspection, backfilling, concrete repair, flooring, and equipment installation. Adding a grease interceptor to a kitchen, for example, may sound like a simple equipment change, but the actual work can also involve new drainage lines, concrete demolition, floor repair, and additional coordination with other trades. If these requirements are not identified early, the original estimate may only account for the equipment installation, while the additional underground work becomes an unexpected cost once construction starts. This is why having a clear scope of work is important when planning a commercial renovation. A proper construction estimate needs to consider more than the visible finishes. Demolition, underground plumbing, equipment connections, existing site conditions, and the work required to restore the floor can all be part of the actual project cost. Cutting a larger area of concrete does not necessarily make the work easier either. Unnecessary demolition creates more debris, more disposal, more backfilling, and more concrete repair. In practice, the goal is to open only the area required for the work while leaving the rest of the floor intact.

The Work You Don’t See Still Needs to Be Planned
nce a renovation is complete, most clients will never know where the concrete was cut or where new plumbing was installed below the floor. That does not make the work any less important. These hidden parts of construction can have a direct impact on both the budget and the schedule. Just because you cannot see the work when the project is finished does not mean it is not important.
