Define the exact wall and the business reason for changing it
Mark the wall on the existing and proposed plans, then walk both sides, the ceiling above and any accessible space below. Record its length, height, thickness, material, doors, glazing, built-ins, ceiling type and nearby columns or beams. Photograph the top and bottom connections where visible.
State the operating reason for the change: wider customer flow, a new kitchen line, accessible circulation, a larger meeting room, combined retail bays or equipment access. Check fire separations, exits and occupancy boundaries
A non-structural wall can still be essential to life safety. Confirm whether it forms part of a rated corridor, exit enclosure, service room, suite separation, occupancy separation or other required assembly. Review doors, hardware, glazing, penetrations, continuity above ceilings and the route occupants use to reach exits.
When an opening is allowed, the replacement detail may need rated construction, a rated door or glazing system, protected penetrations, firestopping, smoke control or relocated devices. Trace every MEP and low-voltage system crossing the wall

Build a permit matrix instead of asking for one generic permit

Landlord, strata and base-building reviews remain separate. A structural engineer's detail does not by itself authorize construction, and a landlord email does not replace municipal approval.

Price the interfaces and unknowns, not only demolition
